Senior Lawyer Fred Muwema Evicted from Kololo Office Over Shs1.4 Billion Rent Arrears ‎

‎Senior city lawyer Fred Muwema, founder of Muwema & Co. Advocates, has been evicted from his law firm’s offices in Kololo following a High Court ruling ordering the firm to clear more than Shs1.4 billion in rent arrears and vacate the premises.

‎The eviction was carried out on Friday with the support of the Uganda Police and a private security company, which has since taken over the premises

‎Witnesses said court bailiffs supervised the removal of office furniture, files, and other property belonging to the law firm from the building.

‎The eviction follows a February 20, 2026 ruling by the High Court Commercial Division, which ordered Muwema & Co. Advocates to settle the outstanding rent and vacate the Kololo property after failing to meet its tenancy obligations.

‎According to court documents, the landlord sought legal redress after the firm accumulated rent arrears reportedly amounting to over Shs1.4 billion.

‎The court ruled in favour of the landlord and issued orders allowing enforcement measures, including eviction if payment was not made.

‎On Friday morning, enforcement officers arrived at the Kololo offices and began removing property from the premises as police officers maintained security during the operation.

‎By midday, the law firm’s property had been cleared from the building and security personnel deployed by the landlord assumed control of the premises.

‎The dispute stems from a long-running tenancy disagreement between the law firm and the property owners over unpaid rent and other obligations.

‎Sources familiar with the case say the matter had been before the Commercial Court for some time before the final ruling was delivered a few weeks ago.

‎The eviction marks one of the most high-profile property enforcement actions involving a major law firm in Kampala in recent years.

‎The incident has also drawn attention within the legal fraternity given the stature of the firm’s founder, Fred Muwema, who has been involved in several high-profile legal matters. “So for all the moneys these guys make in high profile cases, are they too broke to manage rent or they’re just sturbon,”another renowned city lawyer wondered on call with our Spy, but preferred anonymity.
